The complete end of tenancy cleaning checklist

Kitchen (where most deposits are lost)

  • Oven degreased inside — racks, glass door, trays and the seal
  • Hob, extractor hood and filter cleaned of grease
  • Microwave, kettle and toaster wiped inside and out
  • Fridge and freezer emptied, defrosted and wiped (switch off and prop open)
  • Inside and outside of every cupboard and drawer
  • Worktops, splashbacks, sink and taps descaled and polished
  • Washing machine drawer, door seal and filter
  • Floor washed, including behind the bin and appliances

Bathrooms

  • Limescale removed from taps, shower head, screen and tiles
  • Toilet cleaned inside, outside, base and behind
  • Bath, basin and shower tray scrubbed; grout treated for mould
  • Mirrors and any glass polished streak-free
  • Extractor fan dusted, cabinets wiped inside and out
  • Floor washed and edges cleaned

Bedrooms & living areas

  • Inside fitted wardrobes and storage
  • Skirting boards, door frames, doors and light switches
  • Window sills, interior glass and any cobwebs
  • Radiators, including the top and behind where reachable
  • Marks removed from walls (gently — heavy scuffs can be wear and tear)
  • Carpets vacuumed thoroughly; hard floors mopped

Throughout the property

  • Light fittings, switches and sockets dusted
  • Internal doors, handles and frames wiped
  • Banisters, stairs and any vents
  • Bins emptied and cleaned
  • Final walk-through against the check-in inventory

The deposit-back rule of thumb: the property should be as clean as the check-in inventory says it was on day one — no better, no worse. Dig out that original report and use it as your scorecard.

Three things tenants most often miss

  1. The oven and extractor filter. Grease here is the number-one deduction. Start it soaking early.
  2. Limescale. Shower screens, taps and toilet bases in our hard-water area need a proper descaler, not just a wipe.
  3. Behind and underneath. Behind the fridge, under the hob, the top of door frames — agents check the spots tenants skip.

Frequently asked questions

What do letting agents check at the end of a tenancy?
Agents inspect against the check-in inventory: ovens and appliances, inside cupboards, limescale in bathrooms, skirtings and sills, carpets and floors, and general dust and marks. Anything worse than "fair wear and tear" can be charged to your deposit.
Do I need to clean the oven for end of tenancy?
Yes — the oven is the single most common reason deposits get docked. It needs to be degreased inside, including the racks, glass door and extractor. If you would rather not, a professional end-of-tenancy clean always includes it.
Should I clean the carpets myself or get them done professionally?
Vacuuming is the minimum. If your tenancy agreement says carpets must be professionally cleaned (many do), a hired machine may not satisfy the agent — they often want a receipt. Professional extraction is a small add-on and gives you proof.
How long does an end of tenancy clean take?
